Home sales dropped ever so slightly from 146 to 144 in Woodstock last month, but increased for Cherokee County, with 387 sales vs. last month’s 375.

The number of homes listed saw a month-over-month jump in both Woodstock and Cherokee County, while the average DOM (how long each home took to sell) fell substantially- evidence of a busy local market and heightened demand. The drop in DOM can most likely be attributed to a high volume of particularly motivated buyers- oftentimes parents who want to sell, move, and settle into their new place with plenty of time before their kids have to start school at the end of the summer.

Average sales price to list price ratio remained steady at 98% for both Woodstock and Cherokee County for another month. The average sales price increased in Woodstock, likely a reflection of the fact that the downtown Woodstock is highly sought after and more competitive, forcing motivated buyers to shell out more to secure their desired location.
